The Roads & Transport Authority – Mohammed Al Munji:
His Excellency Mattar Al Tayer, Chairman of the Board & Executive Director of the Roads & Transport Authority (RTA), announced the master plan for the management of traffic and public transport means spanning the Dubai Metro (Burj Khalifa Station, Financial Center Station, Business Bay Station), public buses, and taxis during the New Year’s celebrations at Burj Khalifa area in order to streamline the traffic flow and ease the mobility of visitors from and to the event venue.

“The plan, which was developed by RTA’s External Events Organization Team in coordination with the General HQ of Dubai Police and Emaar, features the integration of multi-modal transit systems as well as traffic systems to ease the mobility of people from and to Burj Khalifa area. The plan includes expanding the operational hours of the Dubai Metro into a non-stop service past the midnight of Sunday 1st January (24 hours) and slashing the service frequency (headway) to 3 minutes in the stations from Al Rashidiya up to Ibn Battuta during the peak hours from after 12.00 am (past the midnight) and up to 05:30 am, whereas the service frequency during the off-peak time will range from 4 to 10 minutes. The metro service at Burj Khalifa has been enhanced through separating the entry & exit points, improving the operational efficiency of the station, and installing four additional gates as well as modifying two gates in order to ease the public mobility within the station and avoid thronging the station by visitors during this period, besides improving the movement in the Financial Center Station and Business Bay Station,” said “Al Tayer.

“The RTA, in coordination with the Dubai World Trade Center and Meydan, has made preparations for utilizing the existing parking space in order to create about 10,000 parking slots and provide access to the venue through express bus service. RTA will deploy 63 articulated, double deck and standard buses to shuttle from the parking lots of Meydan Racecourse, Dubai World Trade Center, General Directorate of Residency & Foreigners Affairs, and Zabeel Park, through a dedicated express lane leading to the events venue. It will also deploy about 4000 taxicabs to work round the clock which are expected to make more than 30,000 trips from and to Burj Khalifa.
“The Boulevard Street at Burj Khalifa will be closed once the parking slots are full to avoid potential traffic congestions in the area. RTA will also reset the programmed timing of the key light signals on the Financial Center Street to fit the traffic volumes generated during the peak hours, and deploy makeshift virtual messaging signs on the main roads to alert commuters about the condition of the parking space in Dubai Mall.

“Due attention has been made to the maximum capacity of all available transit systems to enable transiting about 400,000 persons to the event site (Burj Khalifa) from 07:00 am up to 12.00 am (after midnight) expected to lift about 260,000 commuters at the Financial Center, Burj Khalifa, and Business Bay stations of Dubai Metro. About 50,000 passengers are expected to be served by public buses from and to the specified parking facilities, 51,000 passengers through the taxicabs, and 50,000 commuters at the Dubai Mall parking space. Departure service from the venue will start at 12.30 am up to 05.30 am and the maximum of transit means will be 263,000 persons, of which 151,000 persons for Dubai Metro, 50,000 persons for public buses, 12,000 persons for taxicabs, and 50,000 persons for commuters using Dubai Mall parking space,” added the Chairman of the Board & Executive Director of the RTA.
Al Tayer called on road users and various public transport users to cooperate with the organizers to streamline the traffic & mobility flow as well as the workers at the Dubai Metro Stations to ensure smooth & safe transit mobility.

External Events Organizing Team
Since established last October, the RTA External Events Organizing Team has drawn up three operational plans; the first was for Gitex where about 2000 parking space were provided for visitors and public transport modes lifted about 326,000 passengers: 157,000 passengers on Dubai Metro up to Al Rashidiya station, 117,000 passengers on board public buses, and 52,000 passengers on taxicabs. The second event was Dubai Air Show where the Team provided 2000 parking space for visitors and public transport modes lifted about 66,000 commuters. The third event was Dubai celebrations of UAE 40th National Day where the Team provided 4000 parking space for visitors and a master plan was drawn to manage the traffic movement and lift visitors. More than 10 directional signs were provided, and public transport means lifted about 42,000 passengers, about 40,000 of whom were served via Al Ghubaiba Metro Station.

The event aimed to have a closer look at Dubai achievements as part of UAE National Day celebrations

The Roads & Transport Authority – Manal Khalid:
A delegation from Monitoring & Enforcement Dep't at the Roads & Transport Authority (RTA) ascended to the highest point in the planet represented in the Observation Deck at the 124th floor of Burj Khalifa, as part of RTA's diverse cast of events & festivities held in celebration of the UAE 40th National Day. The delegation was acquainted with all the facilities and services provided by the tower along with its construction phases and number of visitors who popped in.

The delegation was accompanied by the CEO of RTA Licensing Agency Ahmed Bahrozyan, Director of Monitoring & Enforcement Ahlam Al-Feel, and a number of officials.
Bahrozyan praised the visit as it left a positive impact on the employees who have had a better idea of this mammoth structure the Dubai has managed to build; which is viewed as a towering solid achievement made under the Union that has turned into a UAE landmark and a prime destination of visitors, tourists and residents. Examples of other achievements turned from dream into a concrete reality include the Dubai Metro; which has brought about a quantum shift in the public transport systems.
The visitors were familiarized with the latest observation devices on the deck enabling them to have a panoramic view of the Dubai landmarks, key tourist areas and projects still under construction. They were also treated to dazzling shows of the Dancing Fountain beside the skyscraper and gathered all information about it including its length stretching 272 meters spanning an area of more than 12 hectares. The fountain shoots water as high as 150 m into the air (equivalent to a 50-storey building), and has sprinklers that jet about 22 thousand gallons of water into the air as well as glowing lights visible from more than 30 km afar not only on the ground but even from the sky, rendering it the most shining point in the Middle East.

The delegation also experienced the various services and stations of the Dubai Metro; which was their basic means of transport during the field visit to Burj Khalifa Station and the event offered an opportunity for staging a number of fun quizzes for employees to test their general knowledge about Burj Khalifa and the Metro.

During the visit, the CEO of Licensing Agency honoured the excellent-performing employees of the Department, while they were on the Observation Deck of Burj Khalifa, offering them 'Excellence Cards' in recognition of their dedicated efforts and achievements.

A French skyscraper climber nicknamed Spiderman hopes to reach new heights next week by scaling the world's tallest tower in Dubai.

The Emirates' Higher Colleges of Technology said on Thursday that climber Alain Robert has been given approval to climb the 2,717 foot-tall (828 metre) Burj Khalifa during the institution's Education Without Borders conference.

Unlike on many of his previous climbs, Robert said he will use a rope and harness on Monday's ascent to comply with organisers' requirements. He has been arrested and fined numerous times elsewhere after scaling buildings without safety equipment.

"I was trying and trying to get the approval, and it was always a big, big no," he told The Associated Press about the Burj Khalifa climb. "At least this is still pleasant, it's a performance. This is still the highest building in the world."

A seven-year-old boy who is dying from a brain tumour is set to fulfil his last wish by travelling from America to Dubai to visit the Burj Khalifa.

Noah Larkin has been infatuated with the world’s tallest building since he can remember and is determined to go up the 828m structure so he can feel “on top of the world”. His mother Amber said: “When he was four he wanted to research the tallest building in the world and his love for Dubai was born. We watched the construction of the Burj Khalifa tower on the internet. Every week we would look for new YouTube postings,” she said.

دبي، 27 أبريل 2010: شهدت دبي اليوم، 27 أبريل 2010، ولادة معلم جديد في عالم الضيافة الفاخرة، مع افتتاح "فندق "أرماني دبي" الأول من نوعه في العالم في الحفل الكبير الذي قام به مصمم الأزياء العالمي الشهير جورجيو أرماني و الأستاذ محمد العبار، رئيس مجلس إدارة "إعمار العقارية"، بقص الشريط إيذاناً بالافتتاح المرتقب.

وينفرد "فندق أرماني دبي" بموقعه الاستثنائي بداخل "برج خليفة"، أطول ناطحة سحاب في العالم بأسره والذي طورته شركة "إعمار"، ومن المتوقع أن يصبح الفندق الجديد واحداً من أكثر الوجهات حصرية وفخامة في المدينة، ليرسي معايير غير مسبوقة على مستوى قطاع الضيافة في العالم.

The Italian designer will be mentoring 25 students from Esmod who will dress the participating catwalk models with Armani creations.

Burj Khalifa, the tallest building in the world which forms the iconic centerpiece of Downtown Dubai, has been named the winner of the mixed use project award in the prestigious Cityscape Awards for Real Estate in the Middle East and North Africa.

The awards are held in conjunction with Cityscape Abu Dhabi which runs until 21 April 2010 at the Abu Dhabi National Exhibition Centre and provide a valuable insight into current and future projects in the region.

Chicago, March 10, 2010 - The Council on Tall Buildings and Urban Habitat has received and examined detailed drawings of the Burj Khalifa submitted by building owner Emaar, and can now confirm the official building height at 828.00 meters (2716.54 feet), as well as the title of “The World’s Tallest Building”. With the official completion of the building on January 4th, 2010, the Burj Khalifa surpassed the previous “World’s Tallest” (Taipei 101) by 320 meters, an unprecedented increase of 61%. The Burj Khalifa has become the 16th building to hold the title of the “World’s Tallest” and stands an additional 773 meters higher, or 15 times taller, than the world’s first “tall building” (the Home Insurance Building completed in Chicago in 1885).

125 years on from the completion of the first skyscraper, the tall building typology continues to evolve at a rapid pace. The Burj Khalifa exemplifies four major trends in current tall building construction, with respect to location, function, structural material and height.

Location
Until the 1990’s, the world of tall buildings was dominated by the North American continent and the United States in particular. In 1990, 80% of the world’s tallest 100 buildings and nine of the tallest ten buildings were located in North America. Two decades later, these numbers have fallen to 35% and two respectively. This trend is the result of a dramatic (and continuing) increase in tall building construction in both Asia and the Middle East. The Burj Khalifa becomes the third consecutive “World’s Tallest” to be located outside North America.

Function
The mixed-use but predominantly residential function of the Burj Khalifa is also in line with current tall building trends. 20% of the world’s current 100 tallest buildings are now mixed-use; a figure which will increase dramatically in the next few years, as a large number of mixed-use buildings complete around the world. The Burj Khalifa is the first mixed-use building to hold the “World’s Tallest” title.

Structural Material
For many years, steel was the material of choice for the tall building, a fact displayed in the first twelve “World’s Tallest” buildings. Currently, composite, concrete and mixed-structure construction is much more prevalent in tall buildings. Only 24% of the world’s current 100 tallest buildings contain a purely steel structural system, down from 57% in 1990.

Height
As exemplified by the Burj Khalifa, the average height of supertall buildings is also increasing. The number of completed supertalls (buildings over 300 meters in height) now stands at 44, up from 11 in the year 1990. This figure is predicted to increase significantly over the next decade, with 70 projects 300 meters or taller currently under construction internationally.

In addition to becoming the “World’s Tallest,” in the primary height category of “Height to Architectural Top”, the Council confirms that the Burj Khalifa has surpassed previous record heights in the “Height to Tip” and “Highest Occupied Floor” categories and lists these heights at 829.84 meters (2722.57 feet) and 584.50 meters (1917.65 feet) respectively. The building also contains a record-breaking number of floors, at 163; a record previously held by New York’s World Trade Center Towers at 110 floors. The Burj Khalifa’s observation deck becomes the second highest in the world at 452.10 meters (1483.27 feet), surpassed only by that of the Shanghai World Financial Center at 474 meters (1555.12 feet).

• Homeowner orientation for Armani Residences underway
• Finishing touches given to interiors of The Residences

Dubai, UAE; February 23, 2010: Burj Khalifa, the world’s tallest building developed by Emaar Properties, is readying to welcome its first residents with the orientation programme for home-owners of Armani Residences, located on levels 9 to 16 of the tower, currently ongoing.

The interiors of the world-class and first of its kind Armani Residences is in the final stages, and finishing work of The Residences in Burj Khalifa is progressing at a fast pace.

The hand-over of homes begins first with the Armani Residences comprising 144 private apartments personally designed by Giorgio Armani. This will be followed by the much-awaited Armani Hotel Dubai, which occupies the concourse to Level 8 and Levels 38 & 39.

The Residences, comprising 900 apartments, and The Corporate Suites, a collection of high-end offices, will be handed over to customers starting March. The handover programme can take anywhere from two to six months.

Armani Residences is developed through a collaboration of Emaar and Giorgio Armani S.p.A. Personally designed by fashion legend Giorgio Armani, the one- and two-bedroom suites are spacious, ranging from 100 to 200 sq metres.

The interiors of Burj Khalifa, including The Residences, are embellished by award-winning designer Ms Nada Andric of Chicago-based Skidmore, Owings & Merrill LLP (SOM), the architects of the tower. The design elements take cues from the region’s heritage and interpret it into spatial elements with traditional motifs and the right selection of materials. Apart from glass, stainless steel and polished dark stones, the interiors feature Silver Travertine flooring, Venetian stucco walls, handmade rugs, stone flooring and dark, intricate Brazilian Santos Rosewood.

The lobbies and corridors are adorned with luxurious finishes that reflect the overall interior design approach of upholding regional design elements. Local and international art pieces that were specially commissioned for the corridor area of The Residences have also be integrated into the interiors.

Burj Khalifa, the world’s tallest building anchors Downtown Dubai, the 500-acre self-contained mega-development by Emaar Properties. Residents in the tower will be part of a vibrant community featuring two world-class malls – The Dubai Mall and Souk Al Bahar – and five hotels in addition to the varied amenities within the tower.

Dubai, UAE; February 11, 2010: Highlighting its global footprint with the recent inauguration of Burj Khalifa, the world’s tallest building, Emaar Properties PJSC announced today its financial results for the 12 months ended December 31, 2009. Annual net operating profits for the period reached AED 2.324 billion (US$ 633 million), as compared to the restated net operating profits of AED 4.236 billion (US$ 1.153 billion) in 2008. Annual revenue for 2009 was AED 8.413 billion (US$ 2.290 billion) as compared to the restated revenue of AED 10.717 billion (US$ 2.918 billion) in 2008. The restatement of the 2008 profit and revenue relates to change in accounting method from percentage completion to completed contract method of revenue recognition in accordance with International Financial Reporting standards (IFRS).

Fourth-quarter 2009 net operating profits stood at AED 923 million (US$ 251 million), 41 per cent higher than the third-quarter net operating profit of AED 655 million (US$ 178 million) and 149 per cent higher than the fourth quarter 2008 net operating profit of AED 370 million (US$ 101 million). Revenues for the last three months of 2009 reached AED 2.984 billion (US$ 812 million), 53 per cent higher than third-quarter 2009 revenue of AED 1.948 billion (nearly US$ 530 million) and 94 per cent higher than the fourth quarter 2008 revenue of AED 1.535 billion (US$ 418 million).

Emaar has delivered approximately 3,100 units during 2009 as compared to 4,900 units in 2008. However, the revenues by Malls and Hospitality businesses increased significantly. The company implemented a number of customer oriented policies, which assisted in maintaining its Gross Profit Margins at 2008 levels. These policies also enabled customers to settle their obligations towards properties delivered, which is also positively reflected in the revenues of the Company.

In spite of opening two hotels during the year – The Address Dubai Mall and The Address Dubai Marina, the selling, general and administration expenses in 2009 were maintained at 2008 levels through implementation of appropriate cost control mechanisms.

Although, the profitability levels were maintained for the core businesses of Emaar, the net operating profit decreased due to provisions made by the Company’s associated companies in the Financial Sector, Amlak Finance and Dubai Bank towards their loans and advances portfolio. The Company also recorded lower fee income on property transfers due to discontinuance of such charges and lower net interest income due to utilization of cash resources to complete investment assets (Malls and Hospitality) during the year.

The robust performance for the Company during 2009 - a challenging year internationally - is a result of concerted effort by the Company to optimize resource use. Emaar also worked closely with all stakeholders to make the Company resilient and deliver results.

Emaar’s Hospitality and Mall subsidiaries were significant contributors to the company’s revenue stream, with the year witnessing the opening of two new hotels and the grand inauguration of The Dubai Mall, the world’s largest shopping centre, which attracted more than 37 million visitors in its first year of operation.

Emaar Healthcare Group, the company’s healthcare subsidiary, opened its first world-class medical centre in Dubai late last year.

Overseas, Emaar projects in India, Egypt and Saudi Arabia, all reached advanced stages of completion and will be ready for handover this year.

Mr. Mohamed Alabbar, Chairman, Emaar Properties, said the company focused on the timely completion of existing projects across global markets through stronger resource optimization. “The crowning achievement in our track record of successful project management and delivery is the inauguration of Burj Khalifa. From delivering the world’s tallest building to the world’s largest shopping centre, and further strengthening our ability to build world-class communities such as Downtown Dubai, we have proved our commitment to delivery,” explained Mr. Alabbar.

Highlighting the success of Emaar’s diversified growth model, the company’s subsidiaries in hospitality & leisure and shopping malls & retail contributed to developing self-contained lifestyle communities in Dubai, which is also being rolled out in international markets.

“During an especially challenging period for economies across the globe, Emaar contributed to the socioeconomic growth and stability of Dubai by creating more than 12,500 new jobs through our subsidiaries. Domestic growth, catalysed by Burj Khalifa, will be the highlight of this year, as Emaar continues to focus on maximising long-term value for our shareholders,” said Mr. Alabbar.

He said that while Dubai will remain an integral part of the Emaar growth story, international markets and new businesses will also make considerable contributions. “The opening of Burj Khalifa has underscored the can-do ability of Dubai and is a testament to its sustained growth potential led by the vision of His Highness Sheikh Mohammed Bin Rashid Al Maktoum, UAE Vice President and Prime Minister and Ruler of Dubai.”

This year, Emaar will also focus on middle income housing as a strategic growth area to meet the growing demand for homes in emerging markets. According to recent estimates, demand for residential property in India will be over 7.5 million units by 2013 of which 85 per cent is projected in the mid and affordable housing segment – a trend observed in Egypt, Pakistan and other emerging markets too.

Global firsts
Emaar Properties made global headlines with the inauguration of Burj Khalifa, which at 828 metres (2,716.5 ft), is the world’s tallest building and manmade structure. At 200 storeys, including 160 habitable levels, Burj Khalifa anchors the 500-acre Downtown Dubai mega-development, which also features The Dubai Mall.

The Dubai Mall has 1,200 retail outlets, including a range of flagship stores and global brands represented nowhere else in the Middle East. At the mall’s entertainment precinct, Emaar has introduced the region’s first SEGA Republic, an indoor theme park developed in partnership with SEGA Corporation; and Dubai’s largest megaplex, the 22-screen Reel Cinemas. Emaar has also opened KidZania®, the region’s first-of-its-kind children’s edutainment centre.

In 2009, Emaar also unveiled The Dubai Fountain, the world’s tallest performing fountain, which attracts thousands of visitors every day.

Business segmentation
Highlighting Emaar’s successful business segmentation strategy, in 2009 the company opened two new hotels in Dubai under The Address Hotels + Resorts brand. The Address Dubai Mall and The Address Dubai Marina increased the portfolio of Emaar’s own hotel brand to five, including The Address Downtown Dubai, The Palace - The Old Town, and The Address Montgomerie Dubai.

Emaar Hospitality Group made its successful foray internationally in 2009 with management contracts signed in France and Morocco. In Dubai, the hospitality & leisure subsidiary of Emaar also opened the Dubai Marina Yacht Club, revamped the Dubai Polo & Equestrian Club and strengthened Arabian Ranches Golf Club.

International growth
In India, one of the company’s key growth markets, Emaar MGF Land Limited, the company’s joint venture in that country, has filed its Draft Red Herring Prospectus with the Securities and Exchange Board of India to enter the capital market with an initial public offering of AED 2.938 billion (INR38,500 million; US$830 million).

Emaar MGF Land Limited is also on course with the completion of the Commonwealth Games Village 2010, a residential complex set in 27.7 acres in Delhi with an estimated saleable area of 1.8 million sq feet.

Emaar has made considerable progress with its master-planned communities in India, Syria, Morocco, Jordan, Saudi Arabia and Egypt, with several hundred homes to be handed over this year.

With Tuscan Valley Houses in Turkey and Mirador Villas in Canyon Views in Pakistan, Emaar has already handed over its pioneering master-planned communities overseas – a trend that complements the company’s delivery track-record in Dubai.
